NORTH YORK forms the central part of the northern half of Toronto, Ontario, Canada. As of the 2006 Census, it has a population of 624,610. Efforts led by former Mayor of North York and Toronto Mel Lastman were made to intensify development in the North York Centre area along Yonge Street between Finch and Sheppard Avenues, coinciding with the path of the Toronto Transit Commission's Yonge-University Spadina subway line. Results are many new stores and high-rise office and condominium apartment buildings along this central North York corridor, particularly centred around the old North York City Hall. Directly beside the old City Hall is the Toronto Centre for the Arts. Thanks to a new subway line along Sheppard Avenue, more high-rise condominiums are being built along the Sheppard East corridor. The central area of North York is resembling a smaller version of Toronto’s downtown. World-renowned corporations have built their own office towers along Yonge Street in central North York, including the Canadian head offices of Procter & Gamble, Nestlé, Cadbury Adams, Lindt, Equifax, and Xerox. McDonald's of Canada is also located in North York, although not along this corridor. The section of Highway 401 which traverses North York is the busiest section of freeway in North America, exceeding 400,000 vehicles per day. The Mel Lastman square is the centre piece of Toronto-North York’s downtown To the north and east are two large malls connected by an underground passage with subway access. The northern mall is connected to the North York Central Library, the largest full-service Toronto Public Library building in Toronto (second to Metro Reference in square footage). The library is a part of a much larger facility including a school board work station, swimming pool, snack bar, veterans centre and large hotel, the rooms of which look onto the inside of the mall. The more recently-built eastern mall, called Empress Walk is built around a large multi-story cathedral-like hall and contains an Empire Theatres movie theatre and a Loblaws supermarket. Major shopping malls in North York include the Yorkdale Shopping Centre and Fairview Mall. A smaller location, but well-known by its upscale and luxurious retailer shops is the prestigious Bayview Mall, calling itself the best thing closest to Paris. Major health-care facilities, such as North York General Hospital, Humber River Regional Hospital and the massive Sunnybrook Hospital complex which includes a veterans' residence and regional trauma centre are located in North York. The area is bounded by Sheppard Avenue, Bayview Avenue, and the East Don River. The leafy neighbourhood consists mostly of well-heeled suburban houses, predominantly in the ranch bungalow style, built in the late 1950s and 1960s. Several of the street names recall that the area was a racehorse training stable and grounds before being developed. There are four schools in the actual Bayview Village area, a public elementary, a public middle school, one private school and also a Catholic Elementary school. The center of Bayview Village is the already mentioned upscale shopping centre Bayview Village mall. Most of the houses are original, unlike the area immediately to the west of Bayview Avenue, Willowdale, where significant numbers of houses have been demolished and larger in-fill housing built. However, along the subway corridor of the Sheppard line with the new subway stations, Bayview and Bessarion high rise developments such as New York Towers and the Arc lead to new landmarks due to their outstanding architectural style. Other projects, such as the St. Gabriel village built by Toronto’s famous luxury concept builder Shane Baghai complete the ongoing transformation into a vivid, upscale area. WILLOWDALE is also an established community in the former City of North York, now part of Toronto. Originally it was a village centred at the intersection of Willowdale Avenue and Sheppard Avenue East, where a number of small business and commercial buildings still remain. The boundaries of the current neighbourhood extend as far east as Bayview Avenue, west to Senlac Avenue, south to the 401, and north to Finch Avenue. Named for the angel Gabriel — God’s messenger — Shane Baghai’s ongoing St. Gabriel condominium development has found success in the North York neighbourhood of Sheppard and Bayview avenues. Now the developer is aiming to do something different with the site’s third phase — St. Gabriel Terraces. There he’ll offer fully furnished, environmentally friendly condominium suites close to the subway line. He also intends to give out a one-year TTC Metropass with each purchase as a way to encourage buyers to ride the Rocket once they move in. It may seema little avant-garde, but for Mr. Baghai — president of Shane Baghai Group of Companies — that’s the way he prefers it. "I believe in change. I do things differently. I would never, ever repeat the same design or the same project or the same idea," he says. "We’re always on the cutting edge. "Located on a 7½-acre piece of property that was once home to a church — which Mr. Baghai helped to rebuild on a portion of the land — the project was first launched with St. Gabriel Lane, a collection of luxury townhouses in the million-dollar range. Next came St. Gabriel Village, a set of three buildings featuring large suite sizes and built to the standards of the national Leadership in Energy and Environmental Design (LEED) program, complete with windmills and solar panels supplementing the energy supply. Now, with those two sites under construction, St. Gabriel Terraces was released on May 12, featuring a collection of 169 fully furnished units, as well as retail space fronting on to Sheppard Avenue on the ground floor. For the days when taking the subway isn’t an option, there will also be AutoShare vehicles available to residents in the parking garage. ![]() The exterior of the building, was designed to complement the existing St. Gabriel architecture, with a precast façade in a limestone buff tone, paired with steel railings and awnings. All of the suites have been styled by professional designers, and the common spaces feature a look that’s modern with a touch of Art Deco. According to Mr. Baghai, the building has been designed to mimic the feeling of a boutique hotel: The fully furnished suites offer hotel-room convenience, right down to the toothbrush and toothpaste in the bathroom. In keeping with that theme, a concierge will also be on duty to assist residents whenever possible. "The concierge is a trained person who would do things, very much like the concierge desk of a hotel," the developer says. "They can book restaurants for you, they can book trips for you, they can take deliveries…. These services, naturally, are over and above,and people pay for them." While the service and design is kept to a luxury standard, Mr. Baghai says the suites at St. Gabriel Terraces are smaller and more affordable than the units at St. Gabriel Village, where suites range up to 5,000 square feet. At St. Gabriel Terraces, bachelor units start at around 400 sq. ft., and suites range up to three-storeylayouts of 1,250 sq. ft. Smaller floor plans attract a younger market, with an expected average age of about 30 in the building, compared to the average of approximately 70 at St. Gabriel Village. "They consist of the children of the people that purchased in our previous projects,"Mr. Baghai says, adding that many are coming from throughout the North York and North Toronto neighbourhoods. "We’ve had, I would say, a fair number from the general area — within four or five miles." Prices at St. Gabriel Terraces start at $236,000. Renting an accommodationExcept for commercial lease there are not many Real Estate agents specialized in that field and offer their service. The best chance to find an apartment to rent is the local newspapers and rental magazines. If you decide after viewing the apartment to apply for tenancy, you will be asked by the owner to complete an application. This includes personal, bank, credit and employment information.
